Submit a general application even if you haven't settled on a unit yet — it costs nothing, and most applicants hear back within 3–5 days.
How it works

Browse or tour. Look at current availability, or schedule a tour with at least 24 hours' notice.

Submit the free application. No cost to apply, even before you've picked a specific unit.

Get screened. If it looks like a good fit, formal screening (background, credit & eviction check) runs about $30/adult applicant.
- 4
Hear back in 3–5 days, then sign and move in.
What we look for
Income
Gross household income of about 3x the monthly rent or more. Exceptions are possible with a cosigner.
Documents
Your 2 most recent pay stubs, a copy of your driver's license, and a recent bank statement.
Background & credit
A background, credit, and eviction check for every applicant 18+. No felonies, and no evictions in the last 3 years.
Self-employed or gig income?
You can still qualify — we evaluate income documentation individually (bank statements, 1099s, tax returns).
Cosigners welcome
A cosigner or guarantor can offset a weaker credit profile, income shortfall, or a recent eviction/bankruptcy.
Pets
Allowed everywhere — 40 lb limit, breed restrictions, and a $400 one-time non-refundable fee per pet.
Scheduling a tour
Tours need at least 24 hours' notice. Standard windows:
- Weekday mornings, 8:30–9:30am
- Weekday afternoons, 4–5pm
- Saturdays at 9:30am (Bloomington & Bedford properties)

Worried about scam listings?
Fair concern — there are a lot of them out there. We're a locally-based team with a real office in Bedford, IN. All official communication and payments run through the Resident Center app, and we will never ask you to wire money or pay before you've seen the unit. The best way to confirm we're legit: schedule a tour and see it for yourself.
